Southbank has operated for years, exclusively as an office building. The leasing and sale market shows a stronger preference for industrial-type buildings over office spaces. This 120,778 square-foot, single-story building boasts 22-foot clear height ceilings, coupled with an abundance of excess land. Recently, Pacifica secured approvals from the City of Phoenix to transition the building’s use to light industrial, along with research and development purposes. Significant modifications have begun, marked by the installation of roll-up industrial doors, truck turnaround access, and additional parking. The remainder of the building is poised for further changes to accommodate light industrial use once the current office tenants vacate.
